Adams Street was our second property purchased in Waltham with the intention of following the Chester model of catering to Brandeis Graduate students. A unique feature about this property is that we were able to add three bedrooms to the basement and utilize the extra space. We effectively dug out the windows in the three rooms, adding lots of natural light and removing the "basement" feel.

By reconfiguring the layout of Adams Street, we were able to transform the original 11 bedrooms into a total of 17 bedrooms. This was done through subdividing each of the 3 units to add 1 additional bedroom to each as well as converting the first floor unit to a duplex (two level) unit by incorporating a portion of the walk-out basement to capture the use of two additional bedrooms. Further improvements to this property included upgraded kitchens with new cabinets, counters and appliances, bathrooms with new fixtures and finishes, individually controlled high-efficiency heat and central air conditioning equipment in each apartment, modern light fixtures, hardware and trim and fully furnished with modern décor, HD Smart TV, and high speed internet.
