We add value by repositioning existing multifamily traditionally rented by the apartment to student housing rented by the bed. In some cases, we have been able to double and triple the rental income under this investment model.


We invest in niche markets to create value for our investors. Unique model focused on graduate student housing rented furnished by the bedroom for an under-served tenant population who will pay up for premium middle market product. 


We reconfigure beautiful, old buildings, upgrade kitchens, and install modern amenities. The Avance properties have the look and feel of luxury apartments with granite counters and stainless-steel appliances without frivolous amenities like a doorman or a gym. 

We have 100% rent collection, which we attribute to our resident portal and strong tenant relationships. Rental collection payments are set up online one time, then paid automatically each month for the duration of the lease.
