Exciting News: Our Latest Acquisition to Avance Real Estate Investment Fund 2

Avance Capital Real Estate Investment Fund II, LLC ("Fund 2") has acquired its first property.

In March 2022, Fund 2 acquired its first property located at 188 Ash Street Waltham MA to serve Brandeis University with an expected delivery this summer in August 2023. Ash Street will be our premiere flagship building with 13 bedrooms / 13 bathrooms -- all private bedrooms with en suite bathrooms -- and will feature penthouse skylights, cathedral ceilings, oversized walk-in closets, garage parking, and amenities. The extensive $1.5m renovation will increase income 3x and has a projected return of 16% IRR.

Fund 2 offers investors tax advantages, investor incentives, and investment diversification.

Fund 2 is designed to carry up to 15 properties in order to provide investors with diversification across multiple properties. The Fund 2 incentive structure provides for a capital boost that adds 10% bonus for early investors. Early investors get a 10% boost by July 26, 2023. Thereafter, investors get a 5% boost until July 26, 2024. Later investors will be at parity.

The fund is prepared to acquire additional properties that match our business model.

Limited Partners must be Accredited Investors to be eligible to participate in 506B investment syndications. The minimum equity contribution per investor is $100k.
